What property managers should include in an exterior-cleaning walkthrough

Commercial exterior cleaning is not a residential quote multiplied by the number of buildings. Access, approvals, traffic, residents, safety and recurring presentation all belong in the scope.

Start with property use

A condominium community, restaurant entrance, apartment complex and medical office each have different traffic patterns and priorities. Identify who uses the property, when they use it and which areas create the biggest appearance or slip concerns.

Walk every surface category

A useful walkthrough may include:

  • Building facades, soffits and accessible exterior finishes
  • Breezeways, stairwells, entries and common corridors
  • Sidewalks, curbing, dumpster pads and high-traffic concrete
  • Pool decks, amenities and outdoor gathering areas
  • Exterior glass, canopies and storefront details
  • Rust, irrigation, oil and other specialty stains

Document operational requirements

Confirm water access, gates, parking impacts, resident notices, quiet hours, certificates of insurance, approval contacts and whether the work needs to be phased.

Build a measurable recurring scope

For recurring care, define the surfaces, frequency, inspection point and communication process. That makes each visit easier to verify and prevents important areas from disappearing between proposals.
