The five factors that matter most
Look at the conditions that help buildup return.
- Shade and how long walls stay damp after rain
- Salt exposure near the ocean, river or Intracoastal
- Irrigation overspray and rust-producing well water
- Stucco, siding, paint, roof and hardscape materials
- HOA, rental or personal curb-appeal expectations
Signs the home is ready
Green or dark organic buildup, dirty soffits, streaked trim and a dull appearance are the obvious signs. It is usually easier to maintain a home before growth becomes heavy across multiple surfaces.
Different surfaces need different schedules
House washing may be annual while coastal windows need more frequent attention. Driveways, pool decks and screen enclosures depend on use, shade and drainage. Roofs should be inspected and cleaned based on condition.
When a quarterly care plan makes sense
A care plan is useful when the home has several exterior priorities and you would rather spread them across the year. It should be customizable, transparent and easy to leave—not a generic bundle that ignores the property.
